The Distance Difference in Staging

Partnering with a professional home stager makes all the difference in the outcome — the visual look and feel that impacts the perception and perspective of the home buyer.

One strategy stagers use is the 3-Foot 5-Foot Rule. This guideline takes into account the importance of viewing distance as buyers preview properties.

  • 3-Foot Rule: This rule references details that are seen from up close —within three feet. As buyers walk through the small decor and the condition of countertops, for example, are more noticeable. Therefore, thoughtfully placing such decor in strategic locations and clean and neat/organized surfaces can make an impressionable difference.

  • 5-Foot Rule: This rule considers what is viewed from further away. Home buyers pay more attention to the overall design and space at about five feet — the layout of the furniture, color palette, larger decor placement, focal points, etc. At this distance a room that has a cohesive design and is aesthetically pleasing will show well as the buyer gets a feel for it at this viewpoint.

Creating a space with the 3-Foot 5-Foot Rule in mind that shows well in photos but also feels good as buyers are moving around with different vantage points maintains their interest and helps them imagine how they would live there.
