Staging, Selling, and Stress During Back to School Season

The days are shorter and the alarm rings earlier – signs that summer is fading and fall is drawing near which also means back to school. Although stressful, this is an optimum time to sell a home before the holidays kick in. Reduce the stress for more selling success with these staging ideas. .

Emotional Decluttering. While it warms your heart to see your children’s artwork, awards, and hand crafted mementos, it’s just clutter for the potential homebuyer. Do a clean sweep of the fridge, shelves, tables and such – depending on the empty space it may be better to have nothing there at all or add a small décor piece. Tip: Anticipate some hurt feelings so explaining why you’re removing things they are proud of will help with damage control.

Store It. Invest in some extra cubicles, ottomans, a shed, or even a storage unit for those old toys, games, and clothes that they are not ready to part with. Showcasing the space potential, even in the kids’ rooms and closets, makes a difference in buyers’ eyes. Tip: This a great time for teachable moments where the kids can learn accountability for keeping their room tidy; maybe rewards would incentivize them too.

Have a Plan. Open houses and short notice showings come with listing your home. Having to gather the kids and get them out is another challenge. Make a list of places to go nearby like a park, library, the mall, or movies. Tip: Having a prep checklist will help with moving them along faster.  Bags pre-packed – check. Clutter in the cubbies – check. Pet bowls put away – check. Curtains pulled and blinds raised – check. Make it fun – check; try not to project the stress on the children but get them excited about how all this inconvenience will lead to a new home (and room) they can get excited about.
