Make It to Stage It – Autumn Curb Appeal

front porch with lanterns, pumpkin, and fall decor

One advantage of listing while still in living your home is that you can stage your front door area according to the seasons. Statistics support the impact curb appeal has on showings. So, as we usher in autumn, create a festive pumpkin scene for an occupied listing that will invite the buyers inside to see more.

Items: two uncarved pumpkins (a large and medium size), two metal tall lanterns, a crate, faux hay, moss, mums, leaves, sunflowers, and gourds, a hot glue gun and sticks, your address numbers, battery string lights, AAA or AA batteries

Step 1: Add the moss, mums, leaves, sunflowers, and gourds in the lanterns.

Step 2: Drape the string lights over those contents.

Step 3: Turn the crate on its side vertically and sprinkle some hay inside of it.

Step 4: Place the larger pumpkin inside the bottom of the crate and the medium one on top.

Step 5: Hot glue your address numbers on the top pumpkin (black numbers will show best).

Step 6: Turn on the string lights for a warm welcome.

Tip: Remember to add this special touch after your real estate photographer takes the photos and adjust it when the season changes because you don’t want autumn décor dating the listing.

If the home hasn’t sold before winter kicks in, replace the lantern contents with wintery décor like faux pinecones, holly, and snow balls. Place potted poinsettias on the top and inside the bottom of the crate and hot glue your address on the poinsettia pot above. Keep it seasonal and not religious so it’s inviting to ALL buyers.

When you move, recreate these displays at your new front door!
